Club Rentals on Non-Hosted dates (e.g. Troy, Cyndi & our dogs are NOT onsite)

Guests who have been following us for many years may remember that we previously offered "Private" rentals during the weeks when we were traveling. We unfortunately had some issues with new guests, so changed to only offering "Non-Hosted" rentals to returning trustworthy guests, which all of our Club guests are. These Non-Hosted dates when we are traveling offsite with our dogs have MORE RESTRICTIONS but OFFER THE MOST PRIVACY which appeals to some guests.

Benefits Private use of property including big backyard! Additional prime dates for overnight visits! Longer stay option with bigger discounts (23% less compared to Airbnb rate) for 7 night stays! Restrictions NO interactions with the barn animals NO firepit outdoor wood fires (propane fire table always available) 2-3 dependable adult guests only, no children nor additional visitors Troy & Cyndi will be on vacation so please try to resolve questions without us. Regular guests hopefully know how most things work at the Ranch and can refer to our extensive documentation. We'll try to respond to email/text once a day (we often travel outside of cell signals) and provide list of local contacts for urgent issues if we can't be reached.

Please make sure you are clear about and agree to these special terms for Non-Hosted bookings -- and ask if any clarification needed. To elaborate on the restrictions briefly listed above:

NO interactions with the barn animals. If you want to feed/pet the horses/donkeys/chickens, then please plan visit dates when we're onsite. This was unfortunately the primary issue with guests feeding our animals when we were offsite (which could literally kill them due to their special dietary needs) and allowing their dogs to run unsupervised harassing our animals. This puts not only our animals at risk but guest dogs also.

Only repeat guests who have demonstrated respectful control of their dogs when near our barn/pastures will be considered for our select list of trusted guests when we are offsite. Our trained petsitters will take care of the barn animals -- they have a lot to do during their brief visits with frequent gate opening/closing so please do not go near the barn when petsitters are onsite. Book an extra night when we are onsite if you want some time with the barn animals.

NO wood firepit usage nor any other outdoor wood fires. This is due to insurance and county rules for rental guests so not merely our policy. Briquettes in the BBQ are fine and so is using the propane fireplace/table though please be extra careful and note where fire extinguishers and hoses are located. Possibly NO front yard waterfall. Since the pumps can be damaged if not properly managed when we're offsite (power outage, water low, etc), we MAY turn the waterfall off (depending on how long we are traveling and time of year). The big swimming pond IS always available. The hot tub is available as long as there isn't a PG&E outage (please turn off if running on generator so you don't run out of propane for the generator).

2-3 adult guests only. We welcome families and children when we're onsite but we need to minimize risks when we're offsite so only permit the adult renters with NO additional guests NOR day visitors. Only returning guests who are familiar with the ranch and have proven themselves to be dependable and trustworthy during previous visits will be allowed -- we must avoid the issues experienced with larger groups during Private rentals.

The only other people who should be onsite while we're gone are the morning/afternoon petsitters and housekeeper between guests. We try to time FedEx/UPS deliveries to happen when we're home but something may arrive while we're offsite. We have occasionally had vet emergencies or urgent repairs while we're traveling, but otherwise our locked gate and video surveillance have kept others off the property when we're gone (we do check our video regularly for property and animal safety).

• We are assuming weekend visits with mid-week cleaning dates in-between guests, but just let us know if you want to book a full week.
